Since Charleston contains multiple zip codes this analysis may or may not be specific to your area and should only be used as a tool to determine trend lines and a look at the Charleston areas:

Pleasant, St, Stephens, Ravenel, Dorchester, Jedburg, N. Charleston, Summerville, Edisto Island.

The following is a review of activity in the Charleston area market in August 2020.

The Charleston area housing market is H-O-T; the 3,476 listings is misleading because it includes boat slips, out of area properties, etc.  If you are buying, it is super-competitive with many choice houses going for “above listing prices”.

The Land market is a little more of a challenge. With roughly 92% of available land NOT being sold each month, Buyers have more inventory to choose from, which can result in it taking months (sometimes years) for land to sell.


Because, historically, vacant land takes much longer to sell than a house because there is a smaller market for land buyers. (and financing is much more difficult!) .
